What I Look for in Alaska Attics and Crawlspaces

Attics and crawlspaces are two of the areas I pay a lot of attention to during a home inspection. In Alaska, they can tell you a lot about how the house is handling cold weather, moisture, ventilation, insulation, and years of repairs or changes.

When an attic or crawlspace is safely accessible, I go in. Looking through an access opening can give you some information, but it is not the same as actually getting into the space and taking a closer look.

In attics, I am looking at things like insulation levels and coverage, ventilation, signs of moisture or staining, bathroom and other exhaust ducts, roof framing and sheathing, electrical conditions, and anything else that may affect the home.

Crawlspaces can show drainage and moisture concerns, plumbing leaks, insulation problems, exposed electrical wiring, structural conditions, ductwork, and signs that previous repairs may need another look.

Not every condition is a major problem. Part of a good inspection is putting what I see into context and explaining it clearly. My goal is a practical report with photos and recommendations that help the client understand the house without making every little item sound like a disaster.
