Why My Electrical Background Matters During a Home Inspection

Electrical is one of the biggest systems in a house, and it is also one of the areas where wording and context matter.

I am a licensed residential electrician with more than three years of experience with IBEW Local 1547. That does not turn a home inspection into a full electrical inspection, but it does give me additional hands-on knowledge when I am evaluating the visible and accessible electrical system.

During a home inspection I am looking at the service and panels, visible wiring methods, receptacles, GFCI and AFCI protection where applicable, grounding and bonding conditions, and other visible electrical concerns within the scope of the inspection.

I also try to be specific in my reports. A vague recommendation can make a repair sound bigger or more expensive than it needs to be. If I can clearly identify what I am recommending and why, that gives the buyer, seller, Realtor and contractor better information to work with.

My background is not limited to electrical work. I have more than 20 years of hands-on construction experience, including 11 years as a general contractor. A lot of that contracting work has involved repairs that came directly from home inspection reports, so I have spent years seeing both sides of the process: identifying a condition and understanding what it actually takes to correct it.
